UMass Lowell Freshman Dorms 2026

Unlike UMass Amherst, UMass Lowell does not guarantee first-year students a housing spot — the university states that completing the housing application "does not guarantee a space on campus," with assignments limited by that year's capacity. No hall on UML's own site is labeled "first-year" the way Amherst's RFYE halls are; the four traditional-tier halls covered here (Bourgeois, Fox, Leitch, Concordia) are simply the cheapest, most double/quad-heavy options on campus, and any first-year skew is an inference, not an official designation. Bed-frame mechanism — loftable, bunkable, or fixed — is not published for any UML hall, a real gap next to Amherst's documented adjustable frames. Air conditioning is likewise undocumented hall-by-hall, though campus policy bans window AC units outright and supplies no central air to these halls, with portable units allowed only via a medical housing accommodation. Rooms use Twin XL mattresses (80"x38"). Fall 2026 residence halls open at 9 a.m. on August 28, with each student's actual arrival time individually scheduled through the housing portal rather than a fixed, multi-day public move-in window.

What to bring to UMass Lowelldorms — and what’s already there

Every UMass Lowellfreshman hall includes the same base furnishings. Skip anything already in your room, pack what’s missing, and leave the banned items at home.

Residents must keep windows closed and secured whenever the outside temperature falls below 10°F — unsealed windows in extreme cold can strain heating systems and cause frozen pipes.

Personal air conditioners are banned as a move-in item, including window units; portable units are allowed only through a documented health-needs housing accommodation, and the university does not supply AC units to students.

Completing the housing application does not guarantee a space on campus — housing is capacity-limited here, unlike UMass Amherst's guaranteed first-year placement.

Cancelling a signed housing agreement carries a $200 fee plus additional penalties based on timing.

Common questions about UMass Lowell dorms

What is UMass Lowell's housing application process?
The process has three steps — the Housing Application, Roommate Matching, and Room Selection. Applications open November 1 each year; for 2026-27 the priority deadline is May 5, 2026 for incoming first-year and transfer students.
How does roommate matching work?
Students build a profile in the Housing Portal and can search for or match with others who share interests or majors. Matching is optional but recommended, and matched students form groups of 2 to 8 for room selection.
What room types are available?
Traditional, suite, and apartment-style housing is offered, with singles, doubles, triples, and quads — though single rooms are limited.
What happens if I cancel my housing agreement?
Any cancelled housing agreement incurs a $200 cancellation fee, plus additional penalties depending on when you cancel.
Is on-campus housing guaranteed?
No. UML states that completing the housing application does not guarantee a space on campus — assignment depends on that year's available capacity.
